According to Scott Simon, there is a steep competition among the owners of the buildings as they are trying to lease space. Simon also points out that competition is becoming much fiercer. On the other hand, there is also the need to differentiate things more than ever. The tenants of the modern-day as extremely sophisticated and they choose specific preference where they would like to work. Location and the availability of fitness is a massive concern for these customers.

The need to curate better fitness centers across the country is turning into a common phenomenon, Herman said. Herman also agrees with Simon’s words that the competition is increasing every day. Moreover, getting tenants to occupy the space in the building is also not accessible anymore. By the looks of it, this is the reason why distinctive building owners are in need of the amenities which values the prospective tenants.

The only crucial element that the building owners can adopt is differentiating themselves from others. By curating fitness centers, the building owners are trying to recreate a work, live, and play attitude. The owner of these building desires that their employees can be able to work out whenever they want, have a distinctive locker room and shower during the working hours.

According to Herman, many companies are focusing more on the fitness side. So, this is the reason why building a fitness gym on the site of the facility. Simon also said that building a professional gym is a better option as even the clients are requesting the owners for building the centers.

The quality tenants provide extensive amenities, according to Herman. The corporate culture is perfect when it comes to incorporating fitness into it. The employees want efficiency and consistency also need to work out on the equipment which they find comfortable to sweat. Exercising every day makes people happier and much more productive. Moreover, this is a win-win for everyone.
